Say NO to Special Developer Tax Break
Township Committeeman Brian Foster voted YES to extend a special tax break (called PILOT) to resale buyers of the Regency age 55+ townhouses at Bell Works. A property there sold for $1.6 million last December.
These $1+ million townhouses didn’t need a tax break, to begin with, let alone extended by Brian Foster and the Township Committee. Where are the tax breaks for other seniors living in Holmdel?
Under the PILOT program, none of the taxes from that high-end luxury development go toward our school district - millions of $$ over the lifetime of the agreement.
Why the special tax treatment?

From Prakash Santhana, former Deputy Mayor, on why he’s running for Holmdel Township Committee:
“… I’ve seen the direction of our town shift—without a clear plan to control spending or lower our taxes. Holmdel deserves better.
Our property taxes continue to rise, and the Board of Education is expected to propose yet another referendum next year. While our opponents claim the tax rate is “flat,” that’s only part of the story. The township controls just 30% of the tax bill—the remaining 70% is driven by BOE spending, which keeps going up.
Worse, we’ve seen deals like the $600,000 transfer to the BOE with no true shared services in return. That’s not fiscal leadership—it’s a missed opportunity. Other towns have used shared services to save millions. Holmdel should too.
Equally concerning is the current Vonage redevelopment plan, which sets a dangerous precedent—transforming commercial property into residential use. This marks a significant departure from Holmdel’s Master Plan.”
